Zwracam się z prośbą o poradę.
Od kwietnia poprzedniego roku wynajmuje 2 bedroom flat od agencji nieruchomości w UK Mieszkam razem z żoną i 2,5 synem.
Dwa tygodnie temu mój dobry znajomy poprosił mnie o pomieszkanie jakiś czas bo poklucil się z partnerką Sytuacja przyciągnęła się do dzisiaj.Naszego adresu nie podawał żadnej instytucji bo generalnie mieszka gdzie indziej ( żadne listy itp )
W zeszłym tygodniu od agencji otrzymałem prośbę o udostępnienia mieszkania do kontroli stanu technicznego Umówiłem się na termin ale pomyliły mi się dni....
Mieszkanie odwiedził Pan z agencji który zauważył że ktoś mieszka Próbowałem wyjaśnić że kuzyn był w odwiedziny ale brudne talerze i kolega będący w tedy W salonie nie poprawiły sytuacji zaczął informować mnie o prawie i ewentualnych konsekwencjach posiadania sublokatora
Na następny dzień otrzymałem email z raportem po oględzinach i szeroko opisanym podejrzeniu o pernamentnym zamieszkania osóby trzeciej Tu cytuje mail:

Two points from this visit:
The crack to the floor tile in front of the kitchen sink - we have checked the inventory photos and the crack is not present; we are not saying it has been done deliberately, but we will need to speak with your landlord regarding suitable action and you will need to contribute towards the cost as a minimum.
The second bedroom is in use and there are male toiletries and other items on the ledge, and a used plate and cutlery left in the room. You say that you occasionally have a relative stay but what we saw suggests that there is someone staying there now or much longer term; the bed was also unmade and a man present in your lounge wearing a high-vis vest.
The British Government levies heavy penalties for avoiding the Right to Rent scheme - you could also face a jail sentence; we would also remind you that you need to declare anyone staying on a frequent basis and those people need to complete an application form and undertake the Right to Rent checks.
Further, allowing someone to stay at the property without consent can be interpreted as sub-letting, which is illegal.
Because we are unsure of the status of the man in the property last night, and you say you do allow relatives to stay, we need to pass this information to your Landlord to make him aware.
